What is end of lease cleaning?

End of lease cleaning is a comprehensive clean of a rental property carried out before a tenant hands back the keys, so the property meets the condition standard required for the rental bond to be released. It goes well beyond routine housework — covering oven interiors, shower screens and grout, window tracks, wardrobe interiors, skirting boards and light fittings. It’s also known as bond cleaning, exit cleaning or vacate cleaning.

The difference between a normal clean and an end of lease clean isn’t effort — it’s scope and sequence. A routine clean addresses what’s visible. A bond clean addresses what’s inspected, which is a different and much longer list: inside the oven and grill tray, the rangehood filter, the tops of doors, the tracks under sliding windows, the rail and shelves inside every wardrobe, the underside of the toilet seat hinges, the exhaust fan cover.

What NSW law actually requires

In NSW, tenants must return the property reasonably clean, having regard to its condition at the start of the tenancy, with fair wear and tear excepted. This standard comes from the Residential Tenancies Act 2010 (NSW), and it does not require you to hire a professional cleaner unless your tenancy agreement specifically says so.

The best day is after your furniture is out and at least one day before your final inspection. That gap is your safety margin. An empty property also cleans faster and to a higher standard, because we can reach everything.
A team of [2–4] arrives with all equipment, products and their own vacuum, ladder and machinery. We work wet areas first, hard surfaces next, carpets last. You don’t need to be present — we can work from an agent key or lockbox.
We photograph every room on completion and send you the record. If you’re on site we’ll walk you through. If your agent raises anything within 72 hours, we return and fix it free.
