What is builders cleaning?
Why Construction Dust Isn’t a Cleaning Problem — It’s an Engineering One
A domestic cleaner with a household vacuum makes a post-construction site worse, not better.
Construction dust is a fine airborne particulate — plasterboard, silica, timber, render and concrete dust — that stays suspended for hours and settles repeatedly. Run a standard vacuum through it and the exhaust re-aerosolises the finest fraction, which then settles again after you’ve left. Wipe it with a wet cloth and gypsum dust becomes a paste that streaks glass and marks paintwork.
Doing this properly requires:

- A top-down sequence — ceilings, then walls, then joinery, then floors — with multiple passes, because settling continues between passes

- Trade-safe technique — knowing which surfaces are sealed, which are two-pack, which stone is acid-sensitive, and what will void a manufacturer’s warranty

Stage 1 — Rough Clean (Builders Clean)
Carried out once the heavy trades are off site, so the finishing trades can work in a safe, accessible space.

Stage 2 — Detail Clean (Second Fix Clean)
The heavy lift. All finishes are in and everything gets cleaned properly.
HEPA extraction of all surfaces, top to bottom · Ceilings, cornices, bulkheads and light fittings · Walls, skirtings, architraves and door frames · All joinery cleaned inside, outside and on top — cabinetry, wardrobes, vanities, shelving · Paint, adhesive, silicone and sealant residue removed from glass, tile, stone and metal · Protective film and manufacturer labels removed from windows, appliances, tapware, glass and hardware · Grout haze removed from tiled surfaces · Appliances cleaned inside and out · Bathrooms fully detailed — tapware polished, glass descaled, silicone lines cleaned · Skirting and floor edges detailed by hand · Full floor treatment appropriate to substrate
Stage 3 — Final / Handover Clean (White Glove)
The last pass before PC, inspection, photography or client walkthrough.
Fine dust re-check on all horizontal surfaces after settling · Glass and mirrors polished to a streak-free finish, inside and out where accessible · Stainless steel and tapware polished · Floors buffed or re-mopped · Window tracks, sills and door channels detailed · Air conditioning vents, grilles and exhaust covers · Balconies, terraces, entries and garages · Final walkthrough with the site supervisor and a photo record

Can you handle two-pack, stone and other sensitive finishes?
Yes. Two-pack joinery, honed and acid-sensitive stone, brushed and matte metal finishes, and engineered timber all need specific products and methods. Identify them at the site inspection and we’ll confirm our approach in the written scope so there’s no ambiguity about liability.
