It’s the deepest-cleaning method available for carpet and the one most NSW tenancy agreements specify. Is carpet cleaning compulsory at the end of a lease in NSW?
No, not automatically. There is no blanket legal requirement in NSW for tenants to have carpets professionally steam cleaned. The obligation arises in two situations: your tenancy agreement specifically requires it, or the carpets were professionally cleaned before you moved in — in which case returning the property to its entry condition means matching that standard.
This matters because a lot of tenants pay for carpet cleaning they didn’t need, and a lot of others skip it when their lease genuinely did require it.
- Your tenancy agreement. Look for a professional cleaning clause. These are most common where pets were permitted — and pet clauses often make both carpet cleaning and flea treatment mandatory.
- Your entry condition report. If it notes the carpets were professionally cleaned before your tenancy, you’re expected to return them that way. If it notes existing stains or wear, you are not required to remove them.
- What the carpet actually looks like. Even where it isn’t contractually required, visibly soiled carpet is one of the fastest routes to a bond deduction. “Reasonably clean” is still the standard.

How Long Does It Take to Dry?
Carpets steam cleaned in Sydney typically take 4 to 8 hours to dry, and can be walked on carefully within 2–4 hours. Drying is faster in low humidity with good airflow, and slower in winter, in ground-floor apartments, and in properties that can’t be ventilated.
To speed it up: open windows on opposite sides of the property, run ceiling fans, and run air conditioning on dry mode if available. If you’re doing a bond clean, book carpets last — after all hard surfaces — and ideally the day before your inspection, not the morning of.

That last one matters for pet properties. Odour bound into underlay cannot be steam cleaned out — the carpet may look clean and still smell. We’ll tell you honestly if that’s what you have, because the answer is underlay replacement, not another clean.

Do I need to move the furniture?
For an empty property, nothing to do. For an occupied one, we’ll move light furniture, but we don’t move beds, wardrobes, pianos or anything with electronics.
