Carpet Steam Cleaning Sydney

What is carpet steam cleaning?

Carpet steam cleaning — properly called hot water extraction — injects heated water and cleaning solution deep into carpet fibres under pressure, then immediately extracts it along with dissolved soil, allergens and residue. It’s the deepest-cleaning method available for carpet and the one most NSW tenancy agreements specify. In Sydney it typically costs $30 to $60 per standard room, with a three-bedroom home running $170 to $400.

Is carpet cleaning compulsory at the end of a lease in NSW?

No, not automatically. There is no blanket legal requirement in NSW for tenants to have carpets professionally steam cleaned. The obligation arises in two situations: your tenancy agreement specifically requires it, or the carpets were professionally cleaned before you moved in — in which case returning the property to its entry condition means matching that standard.

This matters because a lot of tenants pay for carpet cleaning they didn’t need, and a lot of others skip it when their lease genuinely did require it.

Send us your tenancy agreement and we’ll read the clause for you before you book anything. We’d rather lose a job than sell you one you didn’t need.

Steam Cleaning vs Dry Cleaning — Which Do You Need?

Hot water extraction (steam) Dry / encapsulation
How it works Hot solution injected and extracted under pressure Low-moisture compound applied and vacuumed
Cleaning depth Deep — reaches the base of the pile Surface to mid-pile
Drying time 4–8 hours typical 1–2 hours
End of lease suitability Yes — this is what leases specify Usually not accepted
Sydney price per room $30–$60 $34–$75
Best for Bond cleans, heavy soiling, pet odour, allergens Commercial spaces needing fast turnaround, delicate wool

For a bond clean, book steam. It’s what the lease means, and it’s what a property manager will expect to see on the receipt.

How Long Does It Take to Dry?

Carpets steam cleaned in Sydney typically take 4 to 8 hours to dry, and can be walked on carefully within 2–4 hours. Drying is faster in low humidity with good airflow, and slower in winter, in ground-floor apartments, and in properties that can’t be ventilated.

To speed it up: open windows on opposite sides of the property, run ceiling fans, and run air conditioning on dry mode if available. If you’re doing a bond clean, book carpets last — after all hard surfaces — and ideally the day before your inspection, not the morning of.

What We Can and Can’t Remove

We’d rather set expectations than disappoint you on the day.

General soiling and traffic lanes · food and drink spills · coffee, tea and wine (if not previously heat-set) · mud and general dirt · most pet stains where treated properly · odours bound to the fibre

Old set-in stains · dye transfer from rugs or shoes · rust · ink · candle wax

Bleach damage (the colour is gone, not covered) · burn or scorch marks · permanent dye stains · fibre damage from previous over-wetting or wrong-chemistry cleaning · urine that has soaked through to the underlay and subfloor

That last one matters for pet properties. Odour bound into underlay cannot be steam cleaned out — the carpet may look clean and still smell. We’ll tell you honestly if that’s what you have, because the answer is underlay replacement, not another clean.

Over time, high foot traffic, spills, and everyday dust dull your carpets, trapping deep-seated allergens and stubborn odours. Professional carpet steam cleaning in Sydney uses hot water extraction technology to penetrate deep into carpet fibres, lifting embedded dirt that regular vacuuming simply cannot touch.

Whether you need routine home maintenance or targeted stain removal, expert carpet cleaners in Sydney restore the texture and original vibrancy of your flooring. Using eco-friendly solutions, this deep-cleaning process neutralizes trapped bacteria while drastically improving indoor air quality for your home or workplace.

Frequently Asked Questions

Only if your tenancy agreement requires it, or the carpets were professionally cleaned before you moved in. There’s no blanket legal requirement. Check your lease and entry condition report — or send them to us and we’ll check for you.
End of lease carpet cleaning in Sydney typically runs $230 to $575 for a full property, or $30 to $60 per room. It costs more than a standard refresh because it requires deeper extraction and, usually, a receipt your agent will accept.

Yes. Every carpet clean comes with an itemised invoice listing the rooms cleaned, the method used and the date. Some agents ask for this specifically, so keep it with your bond paperwork.

Carefully, in socks, after 2–4 hours. Fully dry in 4–8 hours depending on humidity and airflow. Avoid moving furniture back onto damp carpet — it can cause rust marks and indentation.

We can treat pet stains and odour in the carpet and backing with enzyme treatment. If urine has soaked into the underlay or subfloor, cleaning won’t fix the smell — that needs underlay replacement. We’ll tell you which one you’re dealing with at inspection rather than after.

After. Always. Hard surfaces first, carpets last — otherwise dust and debris from the general clean settles onto damp carpet.

For an empty property, nothing to do. For an occupied one, we’ll move light furniture, but we don’t move beds, wardrobes, pianos or anything with electronics.

Hot water extraction with truck-mounted or high-powered portable equipment, matched to the property and access. We identify the fibre type before starting — wool, nylon, polypropylene and triexta all need different temperatures and chemistry.
