What is end of lease cleaning?
End of lease cleaning is a comprehensive clean of a rental property carried out before a tenant hands back the keys, so the property meets the condition standard required for the rental bond to be released. It goes well beyond routine housework — covering oven interiors, shower screens and grout, window tracks, wardrobe interiors, skirting boards and light fittings. It’s also known as bond cleaning, exit cleaning or vacate cleaning.
The difference between a normal clean and an end of lease clean isn’t effort — it’s scope and sequence. A routine clean addresses what’s visible. A bond clean addresses what’s inspected, which is a different and much longer list: inside the oven and grill tray, the rangehood filter, the tops of doors, the tracks under sliding windows, the rail and shelves inside every wardrobe, the underside of the toilet seat hinges, the exhaust fan cover.
What NSW law actually requires
In NSW, tenants must return the property reasonably clean, having regard to its condition at the start of the tenancy, with fair wear and tear excepted. This standard comes from the Residential Tenancies Act 2010 (NSW), and it does not require you to hire a professional cleaner unless your tenancy agreement specifically says so.
We’d rather tell you this than sell around it.
Your entry condition report is the document that defines your obligation. If it recorded scuffs on a hallway wall, a worn window track or a stained section of carpet at the start of your tenancy, you are not required to hand the property back in better condition than you received it. A landlord or agent generally cannot demand a professional clean, or demand a receipt, as a matter of right — unless the lease creates that obligation.
There are two situations where professional cleaning genuinely is expected:
- Your lease contains a professional cleaning clause. This is common in properties where pets were permitted, and in some newer apartment buildings.
- The property was professionally cleaned before you moved in. Then “the same condition” means a professionally cleaned standard, and that’s usually the trigger for compulsory carpet steam cleaning too.

Pricing of End of Lease Cleaning Sydney
Navigating rental exit requirements in Sydney can be stressful, but hiring top-rated professional end of lease cleaners ensures a smooth property handover. Instead of worrying about strict real estate inspection checklists, a reliable lease cleaning service in Sydney restores your rental property to pristine condition without any hassle.
Quotes for tenancy cleaning vary across Sydney suburbs, which almost always comes down to the actual scope of work rather than quality. Low-budget estimates are typically priced hourly, meaning workers stop when time runs out rather than when the job is fully done. Professional lease cleaning in Sydney should always be checklist-based to guarantee your full deposit refund.

Frequently Asked Questions
Is end of lease cleaning the same as bond cleaning?
Yes. End of lease cleaning, bond cleaning, exit cleaning and vacate cleaning all describe the same service — a detailed clean of a rental property before handover, done to the standard required for the bond to be released. Different agencies and different states favour different terms.
Do I have to pay for professional cleaning at the end of my lease in NSW?
No, not as a matter of law. The Residential Tenancies Act 2010 (NSW) requires the property to be left reasonably clean relative to its condition at the start of the tenancy. Professional cleaning only becomes an obligation if your lease specifically requires it — most commonly in pet-permitted properties, or where the place was professionally cleaned before you moved in.
Can my real estate agent make me use their preferred cleaner?
No. You’re entitled to choose your own cleaner, or to clean the property yourself, as long as the result meets the required standard. An agent can recommend a cleaner; they can’t compel you to use one.
What’s the difference between end of lease cleaning and regular cleaning?
Scope. A regular clean maintains a lived-in home. An end of lease clean returns a property to handover condition and covers items nobody cleans weekly — oven interiors, rangehood filters, window tracks, wardrobe interiors, skirting boards, light fittings and exhaust fans. It typically takes three to five times longer.
How much does end of lease cleaning cost in Sydney?
Sydney prices generally run from around $280 for a studio to over $1,000 for a large home, with most two- and three-bedroom properties between $[XXX] and $[XXX]. Carpet steam cleaning is usually quoted on top. Our prices are fixed by property size and condition, and confirmed before we book.
When should I book my bond clean?
Book two weeks ahead if you’re moving at the end of a month, which is the busiest window in Sydney. Schedule the clean for after your furniture is out and at least a day before your final inspection, so there’s time to address anything.
Is carpet cleaning compulsory at the end of a lease in NSW?
Only if your lease requires it, or if the carpets were professionally cleaned before your tenancy began. It isn’t a blanket legal requirement. If you’re not sure, send us your tenancy agreement and we’ll read the clause for you.
Will I definitely get my bond back if I use a professional cleaner?
A professional clean removes cleaning as a reason for deduction — it can’t address damage, unpaid rent, or things outside a cleaning scope like garden maintenance or wall repairs. Our guarantee covers the clean: if your agent flags a cleaning item within 72 hours, we return and fix it free.
Do you clean on weekends?
Yes — [Saturday 10am–8pm and Sunday 10am–4pm], and weekends are our busiest days at the end of a month. Book early for the last weekend of any month.
What if the property is still furnished?
We can work around contents, but it costs more, takes longer, and the result is never as good as an empty property — because we can’t clean under and behind what’s still there. If your timing allows, clean after the truck leaves.
